Right from the Start

Have you ever noticed that more people than not go into real estate transactions with skepticism?

Buyers and sellers alike seem to wonder about motives and intentions ...first, the REALTOR® who is (they hope) representing their interests, then secondly, they express concern about“the other side”. It's a tricky-time between the Offer and the Closing Event. And transactions can flounder when the parties involved assume adversarial roles.

Possibly the secret to success lies in communicating intentions. Possibly if we let it be known that we intend to use the “win-win” approach right from the start, and then dedicate ourselves as
co-facilitators to keeping the lines of positive communication open throughout the process, all parties involved will get excited about participating in and orchestrating a smooth closing event.

Asheville Real Estate Journal: How to Communicate in Real Estate to WIN

By profession, I'm a business person, educator, author, poet. I am also an amateur systems scientist, currently applying what I know about this intriguing field in the practice of real estate for Stewardship in the Appalachians.

Environmentally–sensitive real estate transactions are exciting….and if you look at this arena from the perspective of an amateur systems theorist, you will know why. Systems theorists construct models of complex real-world systems.


This can be pretty mathematical, but you and I can use more pedestrian analogies and metaphors to help to explain the basic structure of optimal methods of regulating a behavior, either to maintain stability or to drive toward a desired goal state. ... such as "The Amazing Happy ECO conscious Closing Event"...

….optimal methods. ....... I wake up some nights, late...concerned that the widely held assumption that society can be regulated by a system of rules (or laws) enforced by sanctions or punishments actually creates sustainable and pleasant relationships.

But rules and sanctions are far from optimal when you are trying to communicate effectively with a number of people to produce results. I’m NOT a systems theorist, remember, but I DO know this much, rule-based systems don't support the calculation of general system models or their inverses, because they don't support a function that calls forth a simpler version of itself to arrive at a solution.

A “simpler version” -- What might that be in terms of Happy Closings producing Sustainable Relationships?

One of my heroes William McDonough, the founding principal of an internationally recognized design firm practicing ecologically, socially, and economically intelligent architecture and planning in the U.S. and abroad puts it this way:

"I believe we can accomplish great and profitable things within a new conceptual framework—one that values our legacy, honors diversity, and feeds ecosystems and societies . . . It is time for [us to design systems] that are creative, abundant, prosperous, and intelligent from the start."

I LOVE the practice of real estate.
One of the reasons why I LOVE the practice is that we
(all involved) have the chance to arrive at, set the tone for,
and practice attractive ways to relate to each other ..
it's a “win-win” scenario...


The value of authentic exchanges that can happen
between the Offer and the Closing becomes crystal clear.
And dismissing adversarial exchanges is a piece of cake
when the outcome is so attractive for everyone involved.

After all, every one of us has a Dream

Asheville Real Estate Journal: Asheville LAND and Surprises

I was out previewing LAND earlier this week.

My Field Coordinator and I love this part of our work because,
in part,we never know what might show up on our treasure hunts…


There could be a rutted mountain road
–all dirt and wet leaves and scary as all- get-out to navigate,
there could be snakes in the pasture,
there could be a breath-taking view all the way to Tennessee.

So we follow the Dream ... get a sense of place and community.
We look forward to that feeling of connecting you only get when
you walk the LAND ...

Grandpa once told me that Native Americans refer
to an extended sense of community as "all of our relations".

All of our relations --
our fellow humans, the animals, plants,minerals:
the rocks, mountains and seas, the deserts, swamps and wetlands,
the great plains and wild forests. So there is this weaving together
of all the colors and textures of life—strange and mesmerizing

........Earlier this week we had a strange and mesmerizing encounter.

We were tracking down a large parcel of LAND
for our ECO investors whose dream is
to create a totally “Green” community,
all solar and hydro-electric powered and with
both southern exposureand very steep inclines.

We found one of our points of interest
and began a tortuous ride on a very, very steep incline
to what appeared to be a lonely summit, there to find
two unlikely pals at the top (see photo)...
