"Green" Sustainable Property Asheville Style! It's exciting.
Asheville, North Carolina’s creative citizenry including a growing number of NAR GREEN and ECO Certified® Real Estate Consultants have their hearts set on finding “smart" ways to approach healthy choices in both home AND land design and use that enhance a sense of community. Things HAPPEN when people start getting together and talking. And the talk here in the Greater Asheville area, where "THINGS" already are happening is about making wise choices in terms of GREEN.
While the environmental and social benefits of green buildings to a community are clear, until recently, some real estate professionals and their clients questioned whether green-built buildings, added tangible value to a property. If you read my earlier post you will see a fabulous accounting of just what this means.
In fact, Green Value, an independent research study, has provided in-depth research on the matter. It concluded that a clear link is beginning to emerge between the market value of a building and its green features.
The study combined a review of literature and case studies and found that not only are green buildings good for the environment, provide healthier places to live and more productive places to work, they can command higher prices.

Asheville Luxury Green Homes and Land

One of those missed items was our "find" ... a for sale by owner sign that was almost totally obscured by fallen leaves. The sign read... "For Sale By Owner 4 BR 5 Bath Luxury Green Home 10+ AC"
I could almost hear my eco-savvy "small footprint" proponent and pal exclaim, one eyebrow raised.."Luxury and Green. Can the two coexist?" Echoing his sentiments I said to my companion, "It's amazing that land of this quality could be for sale so close to Asheville, but add to that a luxury green-built home on the land ...I don't know. What do you think?"
Always on top of things, my Eco Certified® associate replied,
"People around Asheville, NC are hungry for sustainable design and building, " I nodded ,as we cleared off the sign in search of an email address and/or phone number. This could turn out to be an Excellent Find!" What do YOU think? Excellent Find? Luxury Green Homes: can they be for real??

Pre-Qualification = A simple assessment by the lender. A Few Green Concepts, Raw Land & ECO-friendly Asheville

That’s the question that started an eye-opening conversation with the talented botanist consultant, Kevin Caldwell.
Kevin knows how to incorporate green-planning based on ecology into your current living spaces, and/or he can advise you on how to build a green home on raw land. He knows what to look for in terms of a land plan. You can tell right away that this 6’6” pillar of information loves his work. There’s a twinkle in his eye when he describes it—the botanical, wildlife, and natural community inventories, the Section 404 Wetland Delineations and Section 7 Rare, Threatened, and Endangered Species assessments he performs. If you want to hear first-hand stories about
Old Growth forest delineation, ecosystem management and restoration, re-vegetation, and invasive species removal, Kevin’s your man. So when I got to go along with him while he was doing a landscape-level assessment of intrusive and native species, I was delighted. Our conversation took place on a knoll overlooking a valley one sunny morning not long ago.

Right from the Start
Have you ever noticed that more people than not go into real estate transactions with skepticism?
Buyers and sellers alike seem to wonder about motives and intentions ...first, the REALTOR® who is (they hope) representing their interests, then secondly, they express concern about“the other side”. It's a tricky-time between the Offer and the Closing Event. And transactions can flounder when the parties involved assume adversarial roles.
Possibly the secret to success lies in communicating intentions. Possibly if we let it be known that we intend to use the “win-win” approach right from the start, and then dedicate ourselves as co-facilitators to keeping the lines of positive communication open throughout the process, all parties involved will get excited about participating in and orchestrating a smooth closing event.

On this theory, at ECO-STEWARD REALTY we developed a Plan of Action. We ended up with what appears to be a tried and true checklist. We have found that is can and does support effective dialogue. " To BE....."
Asheville, population 70,000 is one of the world's most dynamic focal points for the coalescing society of cultural progressives. The city's motto of course is "Altitude Affects Attitude."
Locally grown food, organic and fresh, healthy-built homes and culturally diverse neighborhoods intrigue me.They are here in Asheville. And I like the fact that my home here in "green" Asheville is energy efficient and that it wasn't hard to find the qualities that make it so.

Eco-Sensitive in Asheville
This development is in the arts-and-crafts style ...one and two-story retail ,single family homes featuring real stonework, real cedar, jacuzzi tubs, and then multi-storied apartments. The villgae appears to amble up the mountainside in a natural progression. There are outdoor grills, gazeboes, and playgrounds. .
.Fairview, North Carolina is indeed prospering and Eastwood Village's eco-friendly approach is a major part of it. One other plus in Fairview's and Eastwood's favor in keeping it ecologically healthy is its designation as a "Scenic Byway" by the State of North Carolina. This was the first five-lane road to receive this distinction. The designation should help keep U.S. Hwy. 74-A an "uncluttered" approach to Asheville for years to come.
I will update this post in the future to let you know if Fairview stays the course.

Exceptional Properties Need Exceptional Definition
I like to define and differentiate exceptional properties clearly. Although such gems already stand out because of unique quality and eminent location, it is still wise to emphasize those qualities in a way that prospective investors/buyers easily can assess. Whether this means choosing multi-phased and varying graphic details, virtual tours available to a wide audience, or selected mailings to particular audiences, I love the challenge. Exceptional properties need exceptional definition.
Exceptional Properties Require Exceptional Marketing
The investor/buyer who appreciates the unique quality and location of a exceptional properties may come from the next town, the next state or from anywhere around the world. To successfully sell such properties, I devote dedicated resources to the project, and deliver a customized marketing plan that will reach a targeted audience of prospective buyers. Besides the standard marketing plan—brochure, database marketing, cooperation with other brokerage companies, advertising in local Real Estate publications, and MLS Listing support— customized press releases, and web site connections are “musts” on the To-Do-List.
The Internet has been a tremendous support in the marketing of all real estate, but is especially helpful in marketing exceptional properties. Virtual tours, expanded listing information, and the ability to search for homes geographically or by market bring million-dollar properties right to the desk of prospective buyers.
